Hunt for our Home - Part 3

House #3

We decided we needed to look at our back-up house again to decide if we'd rather move forward with that house rather than deal with the chimney situation. Mike is pretty sure we should just go with the back-up but I wasn't certain I could deal with the one way in and out of the neighborhood and lack of separate second living area. That Saturday we meet our realtor at the house for another look. I had forgotten how beautiful the house was. After seeing it again, I realized this could be our house. I started to mentally move in (which I had now done on two other occasions).

After again going through our list of pros and cons, the next morning we decided to withdraw our offer on House #2 and make an offer on House #3. Our realtor put in our offer and we find out almost immediately that this house had just went under contract the night before. Luckily we hadn't withdrawn our offer on #2 yet.

At this point, we thought the best thing to do would be keep our offer in with #2 and get an estimate on how much it would cost to fix the chimney and see if the sellers would pay for it. We also decided to up our offer on house #3 to see if the sellers would accept our offer. Their other offer was also contingent on the buyer's house selling like ours would be. If they liked our offer better (which they did), then they could let the other buyer know that they have to drop the contingency of the sale based on their house selling or lose this house to us. We all figured they would not want to drop the contigency and they would walk away. We were surprised to find out that they did drop the contingency so we were out of the game on House #3.

Back to House #2...

This was our first choice to begin with so we just had to figure out the chimney situation and we'd be ready to move forward with it. Shortly after finding out we didn't get House #3, we received the estimate to repair the chimney and the sellers agreed to pay for it! By now, we were at the end of the option period and officially under contract. We even had a closing date of September 14.

As you know from my earlier post, our closing on our current house was delayed which caused a delay in closing on our new house. There was much drama that went on between the two scheduled closings. Our buyer went with the lender Bank of America. The short story of it is, Bank of America does not have their acts together and held up everything!!! They completely acted unprofessional by not returning phone calls and having some stuff ready but not everything. We finally signed paperwork for both closings on Tuesday, September 18. The delays continued at the actual closing where we had to wait two hours for more paperwork to arrive. It should have taken us 15 minutes to sign and we were at the title company for 2.5 hours!

But the good news is, we have officially closed on both houses! We have keys to our new place and have  been furiously trying to prepare it (painting all rooms, not just repairing the chimney but removing it and the fireplace) before we move on Monday!!!

I'll share some pictures of the inside of the house once we get moved in! However, here is a picture of the entertaining area in the backyard. The grill and furniture did not convey, so it's empty now. But we've got a great grill and smoker to put back there and we just ordered patio furniture! We're looking forward to entertaining. By the time we do so, though, I think we'll have a new family member!
